Step 1:

We book in a Measured Survey where our surveyor takes accurate and detailed measurements of your property.

This is done using an Ultra-Highly Accurate Faro Laser Camera which produces superior measurements than standard tape or laser measures.

Step 2:

Using these accurate measurements our highly experienced architects will design Highly Detailed  2D Existing Drawings & Elevations of your property in its current layout. 

Step 3:

You now have highly detailed and reliable Existing Drawings to produce concept drawings for your Change Of Use (Planning) Application. 

If needed, we’ll also have a call to iron out any concerns you may have.

What Are Existing Drawings?

Existing Drawings are a design blueprint of your property in its current layout and state.
 
They include all the known details, necessary to make any design changes to your property.
 
 

Why Do I Need Existing Drawings?

 You need Existing Drawings because, without them, it’s impossible to know how the property looks from a design point of view.
 
Any changes to layout, construction/renovation work or planning permission from the Council will require existing drawings.
 
They form the foundation of all future design updates and modifications.
 
 

What’s Covered In Existing Drawings?

 Existing Drawings Cover the following:

How Much Do The Existing Drawings Cost?

 Existing Drawings start from £900 (ex. VAT) and vary depending on the type and complexity of the property.
 
 

How Long Do The Existing Drawings Take?

 After The Measured Survey is done, our Architects can begin the Existing Drawings.
 
It typically takes around 8 working days to produce.
 
If you need it sooner you can request an expedited report within 4 working days for an extra fee of £300 (ex. VAT).
 

When Should I Get The Existing Drawings Done?

We always recommend getting existing drawings once you’ve purchased the property and are confident with your HMO Conversion Plans.

Do You Go On-Site To Do The Existing Drawings?

Yes, the Measured Survey which is carried out prior to the Existing Drawings includes a site visit.
 
The Existing Drawings themselves are done by our experienced architects in our creative design studios.
 

What Do I Need To Start The Existing Drawings? 

Well, to begin with, you need a property 🙂
 
Once you have this, we’ll need to book a Measured Survey where our Experienced Surveyor will do a site visit and collect highly accurate measurements using a Laser Camera.
 
The next step will be to send us all the existing drawings you got, even the Estate Agent Ones.
 
With this and the results of the Measured Survey, we’ll get to work in our studio and produce the Existing Drawings.
